Do you provide any Rent To Own Properties?

On occasion we will do a rent-to-own, but not on a regular basis.

Am I responsible for paying my own utilities?
Am I responsible for the upkeep of the yard?
Do you assist with move-in costs?
Does Management perform surprise inspections?

WB3 Rentals Pet Policy

Rental Criteria for Pets: All PETS must be approved by the Property Owner and/or Property Manager. If a pet is allowed, there will be a minimum charge of a $350 NON-REFUNDABLE pet fee, per pet. Additional pets and large pets will be at an additional cost.

This fee allows you the right to have an APPROVED pet on the premises. This fee is not a damage deposit!

We allow a maximum of 2 approved pets.

Tenant is responsible for all damages caused by pets, including but not limited to scratches on walls/doors, anything that has been chewed, holes dug in the yard, exterminator, etc.

The following pets are not allowed at any time:

  • Doberman Pinscher
  • Huskies
  • Saint Bernard
  • Malamutes
  • Great Danes
  • Mastiff
  • Rottweiler
  • Akita
  • Bull Mastiff
  • Chow
  • German Shepherd
  • Pit Bull
  • American Staffordshire Terrier
  • Presa Canario
  • Dogs that contain a mix of one or more of the above breeds, and dogs, regardless of breed, that has been involved in a biting incident, or any animal not approved by a homeowner’s insurance company. Tenants will be evicted for misrepresenting any of the above types of dog, as well as for being in possession of any poisonous, dangerous, endangered species, or otherwise illegal pet. Our pet policies are strictly enforced; any violation of this policy will be grounds for eviction.

Special consideration is given to “Service Animals” that assist a tenant with special medical needs (proper and current documentation needed).

We require photos of all pets as part of the application approval process.  After an application is submitted, our property manager will reach out to you and ask for pictures of your pet(s) to be emailed along with any other application approval documents required.

We may require you to bring the dog(s) to our office for approval.
